The building industry’s boat has been very much rocked by the pandemic situation. From on-site restrictions to changes to bank lending and supply chain disruptions, we have now found ourselves in somewhat of a parallel universe. So what’s it like to build in a post-pandemic world?

Rebeka and Kribashini break down the many factors that have thrown a spanner in the building industry works. After nearly 7 months of industry shut down, we’re seeing a huge resurgence of project activity. Most builders are now booked out for 12 months in advance. They’ll discuss how the pandemic has affected different aspects of the industry and share some helpful insights on how to navigate the new landscape.

They’re also looking at the backlog of work and how this has blown out project timeframes, prices and supply chain availability. Idealy, you need to be understanding of where industry professionals are coming from. How can you become the ideal client so that when it’s time for cherry-picking, they pick you?

  • [1:50]: How people often underestimate how long a build takes and now even more so, we need to allow more time.
  • [2:20]: How the industry was basically shut down for about 6 months. People spent that time planning how to change their project and also think about what they really need to suit their changing needs.
  • [3:50]: With everyone working from home and kids being at home, we need to look at the home in a different way to accommodate the needs.
  • [4:45]: In Victoria, the number of people on site was reduced, working on a home where people were living was not allowed, and homeschooling made building uneconomical.
  • [5:30]: All the work that should have been done is now starting up again. Plus government incentives mean there is a backlog of work and good builders are booked out a year in advance.
  • [7:20]: Builders are able to cherry-pick their jobs so they will choose the most exciting, profitable or easiest projects. Timber shortages and price increase due to demand.
  • [8:20]: You’ll always pay more for construction in the future than you will today and how concrete prices are set to go up.
  • [9:00]: How the lack of travel has created quality assurance issues and plays into the supply chain issues.
  • [10:30]: Industry is struggling to keep up but everyone wants something now because they’ve been waiting while their build is on hold.
  • [11:00]: Architects, building surveyors and council also have a backlog of work.
  • [12:20]: How there is fear around the market. Bank lending hasn’t opened back up and a lot of people have more disposable income due to not taking holidays.
  • [13:00]: Turn yourself into the ideal client who is easy to work with, efficient and has clear communication.
  • [13:55]: Try to source local and make supply decisions closer to build time rather than trying to lock things in that may not be available.
  • [15:00]: Alternatively, lock in your materials early but you’ll need to have your capital. There are ways to work together with your builder.
  • [16:20]: If you have a good relationship with a builder, work with them through the value engineering and tendering process because they will hold a spot for you.
  • [17:00]: The project timeframes are completely blown out by more than double. Be smart about the way you approach it and be understanding of where people are coming from.
