On the show today, Kribashini chats with Sophie, Architect and Co-Head of Design at Stockland, which is one of the largest diversified property groups in Australia. One of the things Stockland does best is to think about their client’s day to day needs and their vision underpinning it all is to create a better way to live.

In this episode, Sophie talks about the fantastic Dreamcatcher tool and how it was created to help homeowners navigate through the overwhelm and choose exactly what they want in their dream home. This tool is so great because it lets you collate images from real projects within your budget – not just the million-dollar mansions on Pinterest!

We also talk about how some aspects of the dream home have changed during covid, and how the simple and local things have become so much more important. Do you really need that massive garage? How else could we use the space to make your day to day living more enjoyable? These are the questions a great Architect asks.

[2:00]: There are so many roles in the building industry. Sophie started out as an architect and eventually started working for developers.

[3:25]: Stockland is a big company and Sophie works for their residential department. She loves it because their vision is to create a better way to live, which underpins everything they do.

[4:45]: The feedback is that people are focused on their house before they move in, but once they’ve moved in it’s all about their community.

[5:30]: Working closely with government agencies, they create a vision to understand the needs of the future community which becomes a guide for everything they do. The work involved before building starts can take years.

[7:00]: The Dreamcatcher tool came about from trying to solve people’s problems because there’s so much information out there, it can be overwhelming. The tool helps you collate images on a style board to help refer back to.

[9:15]: You can save images, write notes, filter by room or colour and view board done by interior designers. Every image is of projects they have done so it’s all obtainable.

[11:00]: The tool also matches you with some builders and you can go to the display village to physically see the images you’ve been collecting.

[12:45]: Sophie shares how it’s a feedback loop between the designers, architects, builders and buyers and how the end product comes together with everyone involved.

[14:30]: How Covid has caused people to rethink what they need, want more space for office and storage. The local and simple things have become important.

[16:20]: The office is potentially the most utilised room in the house and how the garage is another space that people are rethinking. It takes up a lot of space!

[19:10]: There are many pathways to building your dream home – they all come with pros and cons and you have to choose a pathway that suits your lifestyle and budget.

[20:30]: An architect will design to a budget but the builder will ultimately set the price. Sophie talks about the risk of designing something one of a kind vs going with a project home builder
